Nexton Celebrates 2024 Successes, Prepares for Robust Development Activity in 2025
SUMMERVILLE, S.C. – January 15, 2025 – Nexton, the most innovative and walkable community in South Carolina, celebrated a highly successful 2024 marked by the expansion of state-of-the-art commercial spaces, new amenities and diverse housing options. Looking into the new year, the community is positioned for continued success, solidifying its reputation as a leading example of modern master-planned development.

COMMERCIAL
Nexton welcomed a collection of world-class retailers and commercial entities in 2024, including:
• Page’s Okra Grill, a Lowcountry restaurant known for serving authentic, Southern-style food, celebrated its grand opening in January.
• Harris Teeter grocery store officially opened to the public.
• Marketplace at Nexton broke ground in July. Marketplace at Nexton will include six one-story buildings ranging from 3,500 to 10,000 square feet, offering a total of 35,000 square feet of retail space for sale or lease. Confirmed tenants include Dunkin’ and Club Pilates.
• The Goddard School and HYLO Fitness celebrated their grand openings.
• Dayfield Park opened in 2024, including tenants Edwards Jones and Lowcountry Oncology. Additional openings in 2025 include Summit Coffee, Lifestance Health, Arbogen, Egyptian Nails and East Cooper Health Group.
• One Nexton, a Publix-anchored commercial center, announced leasing and development progress to phase one with retail partners including Catrina’s Cantina, Jersey Mike’s Subs, Swamp Fox Agency, The Packie Wine and Spirits, Roper St. Francis, Dulce Churros, Ice Cream and Cocktails, Heartland Dental, Woodhaven Pizza, Ruby’s Bagels, Noire Nails, Basecamp Fitness, Naan Appetit and Fifth Third Bank. As part of One Nexton, The Camelia Apartments opened for leasing with 350 class-A apartments.
• Downtown Nexton: Sharbell Nexton LLC, the developer of Downtown Nexton, celebrated the opening of phase one of the Lofts Downtown Nexton apartments, as well as phase one of the Atelier Downtown Nexton office campus. Additionally, Woodfield Development debuted two multifamily projects, The Ames, featuring 304 class-A apartments, and The Radler, offering 324 class-A apartments.
RESIDENTIAL
Nexton continued to provide a variety residential offerings and amenities to cater to all lifestyles and preferences, including:
• 534 homes sold in four residential villages including Del Webb Charleston, North Creek Village, Brighton Park Village and Midtown.
• Nexton celebrated 3,400 total homes sold.
• Brookfield Residential’s model townhome and first homes opened to the public in May.
• DRB Homes was added to the community’s builder program, announcing their new collection of homes with three brand-new floor plans: the Beaufain, Tradd and Gibbes.
• New Leaf Builders announced their Piedmont Home Collection, featuring high-quality, boutique production-style homes, coming to Nexton’s Midtown neighborhood.
• Stanley Martin Homes was added to the community’s builder program with plans to develop a collection of townhomes and condos in Nexton’s Brighton Park Village neighborhood. The first townhome in the collection is The Jenkins, a spacious and modern three-story townhome with an attached two-car garage and expansive lower-level space.
• Saussy Burbank announced their Waterway Home Collection, including four new floor plans – the Cooper, Wando, Stono and Edisto – coming to Nexton’s Midtown neighborhood with a model opening in early 2025.
CIVIC
• Nexton Middle School: Construction has progressed with an anticipated opening in fall 2026.
AWARDS + ACCOLADES
Nexton earned national recognition for its commitment to forward-thinking design and innovation:
• Recognized as #28 of the 50 top-selling master-planned communities in the U.S. by RCLCO Real Estate Advisors, based on year-end 2024 home sales.
• Nexton was named the Best Mixed-Use Community by the Charleston Home Builders Association.
LOOKING AHEAD
As Nexton closes another year, the community continues to set the industry standard for master-planned communities across the U.S. The following can be expected from Nexton in 2025:
• DRB Homes, New Leaf Builders, Brookfield Residential and Saussy Burbank will debut new model homes in the Midtown neighborhood.
• Stanley Martin will unveil a model home for The Jenkins, the first-floor plan in its townhome collection, and pre-sales will begin. Details on Stanley Martin’s condos will be announced later this year.
• Berkeley County Park will open by mid-year.
• One Nexton: Publix, the anchor tenant at One Nexton, is set to open in January, with all other retail tenants expected to open in the following months. Construction on phase two of the development, with partner SL Shaw, is set to begin this year.
• Marketplace at Nexton nears completion and retail tenants will begin to open this year.
• GoDog, a premium pet care provider offering daycare, boarding, grooming and a membership-based dog park and bar, is expected to open this year.
