Nexton Announces Groundbreaking of Downtown Nexton

SUMMERVILLE, S.C. – May 3, 2021 – Nexton, the most innovative and walkable community in South Carolina, announced today the groundbreaking of Downtown Nexton, an urban-inspired mixed-use development serving the growing number of residents in Nexton and the surrounding region.

Downtown Nexton will be situated on nearly 100 acres between Sigma Drive and Brighton Park Boulevard and will provide retail, dining, hospitality, residential, service, office, and commercial options within walking distance of many of Nexton’s residential neighborhoods. The project is being developed by New Jersey-based Sharbell Development Corporation, an award-winning, mixed-use developer with more than 37 years of industry experience.

The first of the multi-phase project is expected to be completed in 2022 and will include multifamily residences, a mixed-use building with loft apartments above ground-level retail and several outparcels.

In addition to its commercial and residential offerings, Downtown Nexton will feature various walking trails, master-planned pocket parks and two manicured ponds with walking trails on the north and south sides of the development. Upon full buildout, Downtown Nexton will consist of residential, office and retail parcels, providing ultimate flexibility for future commercial opportunities.

OFFICE
Located on Brighton Park Boulevard, Downtown Nexton will offer over 110,000 square feet of both for-sale and rental office space within several office buildings, beginning at 9,000 square feet, in flexible, two-story office buildings. The buildings will feature ample parking, multiple entry points, green space, Nexton’s GigaFi internet and convenient access to nearby restaurants and retail services. Sales and leasing are provided by CBRE Charleston.

RESIDENTIAL
The variety of multifamily components of Downtown Nexton includes three apartment parcels, each with their own amenity packages. One of these parcels is intended to be an age-restricted (55-plus) upscale rental community. Each parcel is incorporated into the land plan to provide ease of walking to the restaurants, shops, offices, and services, and is integrated into Nexton's network of walking trails and parks. Additionally, some of the mixed-use buildings will include upper-floor lofts. Amenities for the loft units include a rooftop lounge and a variety of common rooms within the buildings. Downtown Nexton’s multifamily residences will serve the region’s growing demand for flexible housing options and will range from studio to three-bedroom apartments.

RETAIL + DINING
Downtown Nexton will offer more than 200,000 square feet of commercial space to feature multiple retail and restaurant concepts interspersed throughout the development and along Sigma Drive.
